Why Manufactured Home Roofs Are Different

The framing is lighter, the slope is shallower, and the original roofing was rarely built for twenty years of Florida sun and hurricane season. A roofer who does mobile homes occasionally will treat yours like a small house — which is why we recommend TPO on most of the homes we inspect rather than defaulting to shingle.

The Systems We Install on Manufactured Homes

Three systems cover almost every mobile home roof on Florida’s west coast, and the right one depends on your home’s condition, your park’s rules, and how long you plan to stay.

TPO roof-overs are what we recommend most often. A single-ply white membrane goes over your existing roof as one continuous seamless surface, reflecting heat rather than absorbing it and leaving no shingle seams for wind-driven rain to find. On a lightweight manufactured home structure, it adds very little weight for what it delivers.

Shingle replacement is the right answer for some roofs, particularly homes with enough pitch to shed water properly and owners who want the look of a conventional roof.

Rubber still fits certain situations, usually on older homes where an existing rubber system is being replaced in kind.

The inspection is free and takes under an hour. We get on the roof, photograph what we find, and give you a written report with a clear quote that’s yours to keep whether you hire us or not.

That report matters more than most homeowners expect. Under the Florida Building Code, if more than 25% of a roof is damaged, code requires a full replacement rather than a partial repair — and that threshold often decides whether your insurance carrier pays for a new roof or only covers a patch.
